William Sutton Homes was seeking housing units in Bracknell Forest DC’s area to fulfil an allocation it had received for a site which was no longer viable.

Through its extensive land contacts APL sourced an unallocated Section 106 quota of 30 houses on a site which had just received planning consent. APL introduced the parties and assisted in the contract negotiations. From identification of need to contract signature was 5 months.

APL was approached by private developers Paradis, to assist in the placing of a small development site of 60 dwellings close to the railway station, possibly with a housing association.

APL’s land and architectural teams evaluated the proposals and suggested design changes to facilitate both a more economically viable development and one which would enjoy an easier passage through the planning system.

In examining the development potential, the possibility of including land in adjacent ownerships led to the creation of a potential project of some 200 apartments, 10,000m² of commercial retail space and 2 hotels. In addition, as the site now extends to the boundary of the station, serious interest has been expressed by the rail franchisee and Railtrack in rolling the much needed redevelopment of the station and its extensive, but insufficient car park into the scheme.

APL has led on the land use studies, sketch design proposals, cost plans, financial viabilities, and project management of the process leading to a planning application.
