Raglan HA negotiated the purchase of a redevelopment site in the centre of Highbridge with an outline consent for 112 dwellings.
The site was a mixture of former industrial uses plus two “hot-spot” areas of contaminated fill which, although remediated, severely limited the type of housing above.

There was an extremely prescriptive planning brief requiring courtyard style development with no private gardens or car parking fronting onto the street.

APL was commissioned to take the scheme to detailed planning through reserved matters, deliver a developable scheme from the highly restrictive outline consent, and increase the number of dwellings to increase the financial performance of the project.
The negotiations with the planning authority were extremely delicate as the outline consent had been achieved at appeal and the contingent concern was that any significant deviation would result in a completely new application whose outcome was indeterminable.

The architectural team produced an attractive design meeting all the planning criteria and incorporating all the requirements to achieve eligibility for Social Housing Grant and added 5 dwellings to the total.
